Whole-House Renovation Cost Guide: Budget, Rooms, Labor and Project Scope

Whole-house renovation coordinates rooms, finishes, systems, logistics, and discoveries across an existing property. The most useful budget starts with area, renovation level, condition, finish, and structural scope, then identifies exceptional work that truly sits outside that integrated project baseline. It is not a sum of every individual calculator total.

Use an integrated renovation baseline

The calculator multiplies existing home area by light, mid-range, or major/full-renovation level, then adjusts for condition, finish/specification, and structural scope. It offers limited incremental allowances for exceptional roof, electrical, plumbing, HVAC/heating, windows, and foundation/structural work. Those are not complete standalone-project totals.

Rooms and finishesWhich kitchens, bathrooms, flooring, paint, doors/windows and finishes are in the integrated scope?
Structure and strip-outWhat is known, what needs investigation, and which structural work requires separate design?
SystemsWhich electrical, plumbing, heating/HVAC, insulation and ventilation scopes are normal versus exceptional?
LogisticsHow will access, storage, waste, protection, procurement and temporary living be managed?
RiskWhich allowances or contingency concepts address hidden conditions and scope changes?

Use specialist calculators selectively

Kitchen Remodel and Bathroom Remodel are useful deep scopes inside many renovations, which is why they are the only representative related calculators here. Flooring, painting, electrical, plumbing, HVAC, windows, insulation, and demolition retain their specialist guidance; do not mechanically add their full totals to the integrated renovation estimate.

US and UK terms and requirements differ

United States

Use USD, square feet, remodel/renovation terminology and project-specific local permit requirements.

United Kingdom

Use GBP, square metres, renovation/refurbishment terminology and project-specific planning, Building Regulations, and building-control checks.

Allow for unknowns without a fake percentage

Existing-condition discoveries, structural issues, hazardous materials, access, procurement, approvals, occupancy, and scope changes can alter a project. A contingency concept should be agreed with the design and contracting team; this guide does not prescribe one universal percentage.

Build a whole-house renovation range

Select the integrated renovation level and only genuine exceptional allowances, then use room specialists to define—not duplicate—the project scope.

Frequently asked questions

Is the whole-house estimate the sum of all specialist calculators?+

No. It uses an integrated area and renovation-level model to avoid double-counting overlapping labour, overhead, and finishes.

Can people live in the property during renovation?+

Sometimes, but feasibility depends on safety, utilities, access, dust, room sequencing, and household needs. Confirm the project plan rather than assuming occupancy is practical.

Does the calculator include an extension?+

No. It covers existing home area; additions and new-space projects are separate.

Is all-at-once always cheaper?+

No. Coordination may reduce repeated mobilisation, while cash flow, discoveries, occupancy, procurement, and contractor strategy can alter either approach.
