Demolition cost follows the actual project boundary: an interior strip-out or selective scope is not a garage/outbuilding or whole-structure removal. Area, construction, access, debris, surveys, utilities, site protection, foundation removal, grading, and clearance can all change the result. This is a planning guide, not demolition instruction.

Define the scope before pricing

Demolition can involve collapse, falling materials, asbestos, lead, silica, utilities, gas, electricity, heavy equipment, dust, contaminated waste, and neighbouring-property risk. Do not dismantle structures, isolate services, remove hazardous materials, operate demolition equipment, or use explosive methods based on a cost guide.

Size is only the starting quantity

Interior or strip-out work is the baseline. Whole-structure work, heavy construction, restricted access, high debris, and difficult disposal change the area-based subtotal. Surveys, utility disconnection, protection, foundation removal, grading or clearance remain project allowances.

Hazard assessment is separate from remediation

The calculator offers a hazardous-material survey allowance in the US and a pre-demolition survey allowance in the UK. Those allowances do not include asbestos, lead, mould, contaminated soil, or other remediation. Do not assume hazardous work is included unless the specialist scope says so.

Budget debris and the site after removal

  • Segregation, salvage/recycling feasibility, hauling, skips/tipping and lawful disposal

Demolition is not renovation or rebuilding

Frequently asked questions

Does demolition include asbestos or lead removal?+

No. The calculator allows for a survey or assessment, but hazardous-material identification and remediation are separate specialist scopes.

Is selective demolition always cheaper?+

No. Retaining structures and finishes can require protection, sequencing, investigations, and controlled labour that change the cost structure.

Are utilities included?+

Only as a selected allowance. Utility identification, disconnection, isolation, and reconnection must be arranged through appropriately qualified parties and relevant providers.

Is rebuilding included?+

No. Demolition and site clearance are separate from renovation or reconstruction.
