An attached, integral, or detached garage can present a different starting context. A bathroom, kitchenette, or full kitchen changes the scope again. HomeCostNest does not assume those facilities are part of every conversion; they are explicit selections so the planning estimate can reflect the intended room.

How HomeCostNest estimates garage conversion cost

The calculator applies the active market’s primary area basis and then handles the supported garage type and selected upgrades according to that market’s methodology. In the US, the base model uses square feet. In the UK, it uses square metres. These are separate models, not a unit conversion.

This approach keeps ordinary conversion work in the base benchmark while allowing selected project features to be shown transparently rather than buried in one generic total.

Attached, integral and detached garage conversions

The UK configuration includes integral, attached, and detached garage choices. The US configuration groups attached and integral garages together and includes a detached-garage option. The available choices reflect the active market’s reviewed model; the categories are not forced into identical labels.

A garage type is a planning input, not a complete survey of the building. It helps identify the appropriate calculator starting point, while final project conditions still need professional assessment.

Structural condition and additional work

The calculators expose structural work as a separate condition where the methodology supports it. This helps a homeowner compare a standard existing structure with a scenario that may need more work, without automatically assuming that every project has the same unknown condition.

The US configuration distinguishes no kitchen, kitchenette or small kitchen, and full kitchen. The UK configuration offers an explicit kitchen add-on. These are deliberately selected features, so homeowners should choose the closest real project scope rather than adding multiple kitchen options together.

The range is useful for planning the effect of a facility on the project budget. It does not establish a final layout, appliance list, service route, or exact contractor inclusion.

What the base benchmark represents

The base benchmark represents the current reviewed market-specific planning range for turning garage floor area into living space. It is not an item-by-item bill of materials, and it should not be read as an exact contractor scope.

UK estimates use GBP and square metres, with UK garage categories and reviewed UK conversion methodology. The profile is not a converted US estimate.

Separate profiles let each market retain its native units, terminology, source metadata, and methodology rather than presenting a false universal garage-conversion price.

Understanding Low, Typical and High
